Buy real estate at the Lake of the Ozarks
Flipping Lake of the Ozarks homes and condos has never been easy to do. The demand has kept pressure on the prices quite steadily the last decade, and in the case of condos, the appreciation wasn’t great enough to fuel speculation and "flipping." It can be done, but the investors who view real estate as a long term finacial plan, there is no better time and no better place to be than right now at the lake of the Ozarks.
While we are no where near a buyer’s market at the Lake, the slight drop in the MLS sales numbers are a good sign especially when you factor in the weather issue from earlier in the year. While our company numbers are up year to date , the MLS is down in number of sales about 13%. Good news is the price per square foot is still higher up from $153 for waterfront homes in 2006 to $165 in 2007 YTD.
As for investing at the Lake of the Ozarks, what you should look for is not necessarily income above expenses from the investment, but rather trying to break even and count on long term appreciation and from paying down the principal. You also have an investment you can enjoy personally, and that is usually the real deciding factor for many.
