Lake of the Ozark Foreclosure Condominium Sales

Lake of the Ozarks, last year in condominiums sold, there were 28 foreclosure sales by June 24th, 2010. In the same period in 2011, there have only been 17 foreclosure condominium sales. There has been a decline in foreclosure sales and a not surprising increase in average sale price and price per square foot this year.

Lake of the Ozarks Condominium Sales May 2011

Lake of the Ozarks Condominiums sold in May were a strong dollar volume of $8,560,140. The average sale price was $174,697. That is much higher than the yearly average of $159,515.

An early preview of June sales shows fewer 2011 sales year to date, but a higher average sale price and a higher price per square foot.

Foreclosures sold in June 2011month to date were 2, the same period in 2010 there were 6 foreclosure sales. Foreclosure condos sales are definitely declining this year over last.

Own a Lake of the Ozarks Condo rental? The IRS would like some help

The IRS wants you to be responsible for making sure anyone doing more than $600 of work gets an IRS form 1099 from you, the owner! That’s not per job over $600, that is a cumulative number for the year! You will need their name, social security # or Tax ID#, address, and the total amount you paid them for the year.

That’s great, I really needed more work, paperwork, and time to be spent on such things. The best part is this went into effect thanks to the Small Business Jobs Act of 2010 (H.R. 5297). Sounds like a great law, but was this really necessary? Won’t more people pay cash to avoid the paperwork headache? Won’t more landlords get frustrated and sell their property? Does this really help anything but the IRS?

Be aware of this, and keep good records of who you paid and how much.
