How to search the Lake of the Ozarks MLS system for Condos

The IDX system that is online that you can earch is very powerful, and shows you exactly what properties the agents see at the same time that they can see them.  The agents do have access to a more powerful search, but the basics are pretty useful on the IDX sites. 

To search for a condominium, after you click on the "I Agree" button, look for the black toolbar that lists the property types across the top.  The first is residential, then Lots and Land, then condo.  The search fields are described in detail below: 

The price range is pretty self explanatory, then next you have a place to input MLS numbers that you have seen in advertisements, flyers, etc.  You can also skip this function since most buyers won’t have MLS #’s to use anyway.  If you are inputing multiple MLS #’s, simply seperate them by commas to see multiple responses. 

The City field is a pick list, and doesn’t not have to used to perform a search.  Many buyers are unsure of the city they want, and we even have an instance where a condo project spans two different cities and counties!  This can be a useful tool is you can narrow your choice down to a particular city. 

Number of Bedrooms is a very important and useful field.  Keep in mind some agents input loft spaces as bedrooms, so pay particular attention to this on the full detail sheet.

Number of Baths keep in mind here that agents are told to round up 3/5 baths to full baths to keep searches standard. 

Square Footage is approximate, and you can verify this number with your appraisal. 

Condo Style is useful to help visualize the floorplan. 

Largest Slip can be confusing, and the buyer needs to verify elsewhere that the slip listed here is included in the listing price.  This might only be an indicator that a slip  this size is avaialble for more money, or for lease. 

Unit Location refers to the location within the building, whether it is located on the end of a building, or if it is an inside unit. 

Building Location includes whether the building is waterfront, second tier, or ona golf course.  There is a large price discrepancy between the three. 

AREA has a link to the MLS map, and this can be a very powerful search tool as well.
