In looking at price per square foot data, we are seeing prices that are continuing to climb, and that is good for the market.  However, a look at active inventories is telling a very different story.  Inventories are up, and they are staying on the market longer.  In looking at the "absorption rate" of Lake Area condominiums for sale, the numbers are rising drastically.

How this table is calculated is by taking the total amount of available condos then dividing them by the total amount of condos sold in the previous month.  The resulting number represents the number of months it would take, at that same pace, to sell the entire inventory of Lake of the Ozarks Condominiums.

The chart above shows a 24% increase in days on market for condominiums.  What does this mean?
