Lake of the Ozarks First Quarter Condo Sales

There is some interesting news on the first quarter sales numbers, and an important caveat to this is to remember the unusually harsh winter weather we had that would directly affect this quarter’s sales.  The dollar volume of condos sold was down 10% first quarter of 2007 over the same time last year.   The number of sales was down 20%, yet the average price per square foot increased 8%.  These are numbers for the whole MLS and the combined Bagnell Dam and Lake of the Ozarks Board of Realtors. 

Given the bad weather and out complete inability to show and list property, these number actually look better than I expected.  The fact values went up 8% bodes well for the strength of this market, with bigger increases likely on the way this spring and summer.

RE/MAX saw their number increase yet again, with total volume up 5% over the same period last year.  The best agents will continue to sell the properties while the marginal agents will suffer at the slightest market downturn.
