Searching the Lake area MLS online for Porto Cima or The Villages homes

The IDX system that is online that you can search is very powerful, and shows you exactly what properties the agents see at the same time that they can see them.  The agents do have access to a more powerful search, but the basics are pretty useful on the IDX sites. 

To search for a waterfront home in Porto Cima or The Villages, after you click on the "I Agree" button, look for the black toolbar that lists the property types across the top.  The first is residential, simply click there.  The search fields are described in detail below: 

Desired Price Range  This is a range with a high and a low price.

MLS Number(s)  If you have multiple MLS #s to search from real estate ads, you can input them with a comma seperating them to view multiple properties.

City  Porto Cima and Villages are not actual Cities, by are listed here as such as an aditional search feature.  This is a category where you can pick multiple choices by holding the Ctrl Key and clicking with the mouse.

Number of Bedrooms  A miniumum and maximum, or it can be left blank.

Number of Baths  1/2 and 3/4 baths are rounded up for this search feature.  Sometimes a listing that shows a 3 bedroom home will only have a 1/2 or 3/4 bathroom facitlity for the 3rd bathroom. 

SqFt Range Square Footage is approximate, in can be verified by the appraisal. It is customary at the Lake of the Ozarks to include a finished basement in the Sq Ft calculations.  Garages are utility rooms are not counted.

Property Location  This is where you need to put in Waterfront from the pick list if you are searching for a waterfront home.   Other selections are offshore, golf, etc.  This is a category where you can pick multiple choices by holding the Ctrl Key and clicking with the mouse.

Year Built  Useful if you want a brand new home.  This areawasn’t platted more than 10 years ago.   

School District  Porto Cima and the Villages are in Camdenton Schools, so just leave this field blank. 

Water Front Foot  Input the range you are looking for. 

Dock Y/N  This is a pick list, and yes, you can pick multiple times.  Why anyone would pick both, I have no idea.  You can leave it blank.

Area  My preferred way to search, and the link to the MLS MAP is here as well.  This is a category where you can pick multiple choices by holding the Ctrl Key and clicking with the mouse.
