Should you invest in commercial real estate at the Lake of the Ozarks?

Lake of the Ozarks commercial property is in demand due to the forecasted growth of the area as a retirement and second/vacation home market.  Retail land on Highway 54 in Osage Beach has surpassed the $4000 per linear front foot in many areas, and with our limited area due to topography and geography, there’s little reason to think this demand will do anything but increase for the foreseeable future.   

Here’s a sample property in Osage Beach that would be perfect for a retail operation or a boat sales lot.   This building in most Mid-Missouri locations would be worth about $140,000, but with the location right on Highway 54 with 145 feet of frontage, next to Wal-Mart, the asking price is $659,000.  When one looks at visibility and the sales that would follow, the price becomes very relative.
