Why are costs higher with TICs Tenants in Common investments than standard real estate?  The fees cover much more than in typical real estate investments, here are a few of them:

• Hiring professional third party management
• Structuring the deal to meet rigorius federal guidelines.
• Making the deal available to more than one owner (up to 35 can buy in)
• Lining up the financing, insurance, and other operations concerns and costs

Expect to pay up to 5 to 10 % of the total purchase price in fees.  Quite a bargain to own instituional quality property that probably has an overall price tag of 15 to 35 million dollars!
